Annual Meeting Notes

Trustees: Fred Wells (Treasurer), Peta Shepherd (Secretary), Catherine Faux, Richard Rolle, Jerry Hartman,
Others: Leland Faux (President), Jay Sutton (Facility Manager), Giulia Johnson (Executive Secretary), Heather Prater (Assistant Treasurer)Meeting
Location: Upper Park Shelter at Lake Jane Pool

Call to Order:

President Leland Faux called the meeting to order at 2:12 p.m. Membership count was 28 members with zero proxy. A quorum was not reached. The last time a quorum was reached was 2015. Therefore the 2025-2026 Budget was automatically approved. Q&A took place after each presentation.
Leland introduced the Board and thanked them. There were 4 open positions on the Board: 1-2 Pool Committee, 1 Park Committee, and Vice President.

Financial report (Heather Prater):
Please look at the top page of the handout. This is the financial report for the fiscal year ending June 30, 2025. I am happy to report our total revenue was $256,246 with $223,559 from assessments. Our expenses were under budget (Budget $226,875) with spend at $174,344.
This year, we added additional payment options. Zelle has been very popular, and many members have expressed their thanks for adding this easy-to-use option. The credit card option “CheddarUp” does have fees associated with the use of the application charged to the member. While it is not as popular as Zelle, we have had more than a few members using it.
All the large past due accounts have been collected. We collected the last one in May. This past year, we were able to collect about $30,000 in the past due dues, interest, late fees, reimbursed collection fees, & lien fees. There are 11 properties with liens. We will be sending letters to about 3 properties then placing liens on those. There are a number of homeowners I am working with who are making payments. There are 113 accounts that have not paid dues or have been partially paid this year. I will be applying late fees on payments not postmarked before August 1. On the back side of the handout is the budget for this FY and next. Dues will stay the same as FY 2025-26 ($500) for the proposed 2026-2027 budget.

Park Report (Jerry Hartman):
With the passing of spring and the start of summer the Park Committee has jumped into full gear. This is what we have accomplished and what we hope to do.
Of the 4 maple trees at the edge of the lower park near the lake one died. That has been replaced with a dogwood. Richard Rolle has created swales at the upper edge of the trees to catch and retain rainwater because the slope is quite steep. Some form of retaining structure in front of the trees is in the planning.
Further up towards the parking lot 4 roses have died. We plan on replanting with other flowers and make a tribute to Laurie Jean Scott Albrecht, a board member from 2011 to 2024. The money for this was approved at the end of last year. Other projects will come up and any input is greatly appreciated as well as volunteers or individuals that want to join the Park Committee, They will be warmly welcomed.

Pool Report (Catherine Faux):
Despite a slight delay due to the weather on June 21st, the pool season is off to a fantastic start! Operations have been smooth, and when temperatures rise above 78°F, we’ve seen a great turnout of swimmers enjoying the water.
The pool has hired mostly new employees this year and a few returning. Employees are doing great and happy to have them.
Pool re-surfacing will begin in the fall.
We have just finished up session 3 of swim lessons. The 4th and final swim session will be August 4 and run through August 14th.
Interested in helping shape our pool community? Attend the annual meeting to be nominated and voted onto the Pool Committee.
Revised rules are now available. A new sign is also on the way to display them poolside.
Season will end on September 1st.

Lake Report (Fred Wells):
Hi I am Fred Wells. I have been on the Lake Committee for over ten years. My fellow committee members are Dave Wolfe and Peta Shepherd.
Overall, the lake is looking in fine shape this year. We had a wet spring so water levels are holding up pretty well so far.
We had the new water treatment company, NW Aquatics come out again this year and weed growth seems to be under control.
The Lake Committee test the water for clarity, depth, temperature and dissolved oxygen levels at various depths over the summer months and into October.
The activity in and around the lake is high this year as people enjoy all that the lake has to offer. The lake is one of our key amenities and it is so wonderful to see people out boating, paddle boarding, fishing and swimming.
We have a lot of people who enjoy fishing in the lake and one of the main responsibilities of the Lake Committee is to make sure that the lake stays stocked. I estimate how much fish to order from our supplier, Nisqually Trout Farm. There are three fish plants throughout the year. One in the Spring, one before the Fishing Derby and one at the end of October. Fish stocking and water treatment are two of the main expenses with keeping the lake in good condition. Members in good standing can catch and keep five trout per day. Bass are catch and release only as these are not stocked.
Lake Jane is a private lake that is open to Members and their guests. Remember if you have guests who are fishing there is a $5.00 fee for each guest. Payment can be made at the box located in the lower park.
As a reminder, the Washington State Department of Fish and Wildlife regulations state that anyone aged 16 and over need to have a current fishing license. This is not a Lake Jane requirement but State law.
We look forward to seeing you all enjoying this great facility over the rest of the summer!
President Leland thanked everyone for coming and invited them to stay if they would like to learn more and join the Board.

Meeting was adjourned at 2:51pm.
